How SDA works
SDA funding pays for a specially designed home. The support you receive at home is funded separately.
- 1
Check your NDIS plan
SDA must be approved as funding in your NDIS plan. Your plan will state the design category and building type you're funded for.
- 2
Ask for SDA if you need it
If it isn't in your plan, talk to your support coordinator or the NDIA. They usually need reports from an occupational therapist about your housing needs.
- 3
Find a home that matches
Look for a vacancy with the same design category and building type as your funding, in the area you want to live.
- 4
Visit and meet housemates
We'll arrange a visit, talk about who you'd live with, and check the home suits you.
- 5
Sign your agreements
You sign an SDA residency agreement for the home. Your daily support, such as SIL, is agreed separately.
The four SDA design categories
Improved Liveability
Better physical access and design for people with sensory, intellectual or cognitive impairment, such as clear sight lines and good lighting.
Fully Accessible
Designed for people with significant physical impairment, with wider doorways, step-free access and accessible kitchens and bathrooms.
Robust
Durable, low-maintenance homes with space for people who may display complex behaviours, reducing the risk of harm to themselves or others.
High Physical Support
For people with very high physical support needs, with features such as ceiling hoists, emergency power and assistive technology.

Common questions
What is SDA?
Specialist Disability Accommodation (SDA) is housing designed for people with extreme functional impairment or very high support needs. The NDIS pays for the home itself — the bricks and mortar — not the support you receive in it.
Who is eligible?
Only a small number of NDIS participants are eligible. The NDIA decides based on your needs, usually with evidence from an occupational therapist.
Do I pay rent?
Yes, you pay a reasonable rent contribution. This is usually up to 25% of the Disability Support Pension plus any Commonwealth Rent Assistance you receive. SDA funding covers the rest.
What's the difference between SDA and SIL?
SDA is the home. Supported Independent Living (SIL) is the help with daily tasks you get while living there. You can choose different providers for each.
Is every home enrolled?
SDA homes must be enrolled with the NDIA and certified by an accredited SDA assessor. Ask us for a home's enrolment details.
